Klinik Pergigian Alan Adlan
hmm..
Went to Bandar Baru Bangi for clinic warming. Klinik ex-schoolmate kitorang (Dr Alan n Sis Farah). The clinic is super cool i would say..very cozy n wonderful interior design..hehe.Korang2 yang nak check gigi ke or nak buat ape2 jela ngn gigi u olls tu bolehla dtg ke klinik ni.
Kitorang sampai around 5p.m camtu. Besela kan muka2 lambat nih..as usual la.haha. Memang ternganga gakla tengok klinik gigi secantik tu. Renovate kaw2 punya. Tak caya? Haa nah...tengok sendiri. hehe.
Hmm..ape pun, memang syiok la. Tapi lom pernah la lagi wat dental chek-up kat sini. Kalau dah pernah barula boleh buat testimonial kan. Hehe. To all yg nak buat dental check-up ke, treatment ke whatsoever la..bolehla dtg to klinik alan adlan ni kay. This is the address:

House purchase
I've to go to work today.
Sekolah ganti ye.
But today xde P n P.coz ada sambutan Maulidur Rasul.
There goes my sweet saturday morning.haihh.
Hmm a little update on the house. We finally made a deal with the owner n dah baya booking pun.through agent.
So now..waiting for the Letter of Purchase. Dah dpt letter tu barula boleh apply loan n lawyer bla bla bla. Harap2 loan lepasla. Kalau tak, kena la combine.
Mylocx dah prepare awal2 mintak sign tenant kat cyber.(sambung tenancy agreement for another 6 months).sbb aritu tempoh first 6 months dah expired. So bank tau rumah yg satu tu ada tenant n ada side income n lebih senang la bank nak kasi pinjam for another house loan.
I'll pray everything will run smoothly. Memang mahal la bli subsale tp mmg potential area, great neighborhood n easy access to banyak kemudahan. Hopefully it's a good investment. InsyaAllah.
More update later. Ada rezki ke xde rezki ke nak beli umah tu I akan share nanti.

House viewing - bandar tun hussein onn
Aritu I ada mention yg mylocx x prefer rumah yg above 300K kan. But after considering many aspects..we thought that double storey house area tun hussein onn tu kalau dapat below 350K maybe worth it.
Coz ada satu rumah yg kami interested ni harga below 350K. Memang agak luas la. To be frank, we all met the agent yesterday to view the house. Ada tenant dok situ. So far okla. Rumah tu basic je cuma ada tambah sket kat bhgn belakang dapur. Leh wat sidai2 kain kat situ.
Price is negotiable. So far dlm 340K cmtu. Kalau jadi amek nak try mintak kurang sket. Mylocx dok buat calculation n research on the procedures (eg lawyer, banker, monthly payment etc). Tp rumah tu bukan barula. It's just the area n neighborhood. Kawasan situ very high potential kot. Bakal menjadi semakin mahal kalau jadi buat MRT kat situ. Huhu.
Depan rumah tu xde rumah lain coz ada bukit batu. So agak redupla row tu. Hehe. Nak gi masjid dlm 1 minute like that. N sgt dekat ngan kemudahan2 lain. Sangat dekat dgn jusco cheras selatan, my school:-P, sekolah rendah n menengah, carrefour, petronas, shoplots n others.
Rumah tu pun agak selesala.4Bed 3bath.well, tengah pikir2 lagini. Hehe.

Sofea & the motorcycle
Haha. Ni time balik sg.besar that day.
First time naik motor ye.haha. Time atuk dukung n masukkan dalam raga motor tu muka sofea cuak je.hehe.
Tapi...
Bila dah round taman sekali, bila dah sampai rumah..pandai plak cari atuk sambil hulur2 tangan minta dukung. So funny tau. Sebab sofea ni memang shy2 gitu dgn orang lelaki. Selalu memang lari n cover2 muka dia kalau ada org lelaki nak dukung. Except for her daddy of course.
Tapi dek kerana motor nye pasal...sanggup pi hulur tangan kat atuk minta dukung,kihkih.so comel.
Hmm...atuk plak excited tgk sofea nak dukung2 ngan dia.last2 hamekkk! 3 kali round okeh.
Haihh syian anak mommy. Dok kl rumah tinggi. N memang xde makna la nak bwk dia jalan2 naik moto plak kan.hehe.

rumahku syurgaku??
yeke rumahku syurgaku?...hmm syurga dunia ye la kot kan. Tu pun kalau rumah tu memang betul2 tempat mendatangkan ketenangan & kebahagiaan. hehe.
Hmm...me n mylocx masih dalam misi mencari second house. Oh sangatlah tertekannya to find the perfect one for us. Not perfect...but perfect for us. Well, memandangkan i skang dah kerja kat Cheras Perdana..so we r planning to buy a house yang dekat2 situla.. preferably Bandar Tun Hussein Onn. Well actually i memang quite jatuh hati la ngan area tu. Ramai Malays, ada surau and bersih je kawasan dia even rumah bukan yang baru2. Peaceful. Tu yang ramai dok situ xmau keluar2 dah..haha.
Problem.
Tetaplah ada problems kan kalau nak beli property tu. Apa yg i boleh state di sini, firstly is the market price. Mahai la ya amat compared to harga asal. Ni semua property bubbles nye pasal la ni. Yang kaya terus ghairah beli properties. Yela coz derang memang mampu kan. Yang kesiannya middle/low income people yang nak beli rumah..esp their first house. Secondly, neighborhood area. I sangat particular dgn aspek ini sebab i expect nak stay lama so neighborhood dan keselamatan sangat dititikberatkan.
Mylocx refused to buy a house more than 300K esp rumah yang dah lama. Coz later in time, kalau kitorang nak pindah, bila nak sewakan rumah tu dah agak tak berbaloi. Plus, nak membayornye tiap2 bulan tu tak ke sakit? Mungkin lebih berbaloi kalau dijual sahaja. kihkih.
Not that we can't afford, tapi kan ke lebih baik kalau dapat deal yg lebih murah n menarik? Jimat banyak tuh..hehe. Usaha dulu then baru tawakkal. Perlu diambil kira liabiliti/tanggungan yang ada eg: mortgage first house (tenanted so ianya dikira asset), house rent (sekarang ni we all menyewa), car loan, credit card, insurance (any type of insurances), ptptn loan, maid salary, bills, n other expenses.
So we need to plan plan plan.....
Plan A: Auction! (beli rumah lelong)
Kelebihan: Wayy below market price.
Kekurangan: banyak yang kena wat research, follow up and kerja2 lain yang agak melecehkan. (untuk orang dah bese memang syiok kot lelong ni.hehe) Kitorang ada plan nak beli lelong..tapi bila usya2 neighborhood area memang mengecewakan. So pangkah dulu for the time being.
Plan B: Subsale. Ataupun, beli from owner.
Kelebihan: dapat tengok condition rumah n neighborhood area tapi quite pricey. Yang ni ada option yang menarik. But still, wait and see. Area Tun Hussein Onn ni kalau below 300k boleh dapat single storey or 1.5 storey. Double storey memang tak dapekla kot. Hehe. Same goes to most areas yang berdekatan.
Aritu ada usya2 area Bandar mahkota cheras. Sangat tak berkenan esp seksyen 4,5,6,7 bla bla bla. Why? Well we got our own reasons.hehe. Kalau minat pun area seksyen 1,2,3. Tapi double storey situ memang above 300k la.hehe.
We made a few phone calls. Contact agents here n there. Still no decision to make. huhu.

Monday oh monday
How I hate mondays sebab nak start keje.huhu.
Ya Allah lindungilah aku daripada sifat malas.
Haihh..best okeh cuti seminggu. Tu yg terasa sgt tu bila nak start kojo balik. Kojo ke kojol? Ahaha. Lu pikirla sendiri nabil!
Hmm to be frank, I balik dua2 side raya cina ni. Kluang n Sg. Besar.
Okla nite2 dulula. Lambat I tido coz nak tunggu cik sofea tidoq. Ye gegirl tu memang style tido lambat habes. Haha. Dan I plak esok 5 lebih nak kena wake up. 'seronotnyeeee!'
