This time around, searching a condo/apartment for own stay.

well everyone has their own reasons. As for now, our family xdela sebesar mana kan. And talking about landed house semua org nak..sapa tak nak. Tapi, kalau rumah tanah yg ok n masyuk pun area kitorang duduk ni mostly RM300k above. So nanti, bulan2 akan terikat dgn mortgage yg agak membebankan. Agak terkubur jugakla niat nak active in property investment sbb negative cashflow. Yela, logically, kalo dah beli umah cantik n baru, of cozla nak duduk kan, takkan nak bagi sewa. n ofcoz la nak renovate ape2 sketke, interior design la apela, furnitures la bla bla bla. So secara x lgsung bulan2 dah kena allocate money for that purposes. Yeah it's good for some reasons. Rumahku Syurgaku kan. hehe.
But personally, we probably wanna buy a landed house when we already have a very good cash inflow from property investments (the profits can cover the mortgage payments), strategic location, desired area n bigger family. Pihak bank pun akan senang hati nak bagi pinjaman kalau tengok positive cashflow(sebab tu tenancy agreement is very important). Derang akan pastikan pendapatan kita mampu atau tidak utk bayar balik hutang2 bank tu sumer. Even kalau gaji besar pun, tapi hutang piutang belambak nak kena cover every month, susah gak pihak bank nak kasi pinjam. (Mortgage, car loan, credit card, personal loan etc). Takkan nak pinjam dgn Along plak kan. Kes naya tu..=p
As mylocx and i are not very fond of the area which we are currently staying, kitorang pun plan beli rumah yang mana in the future akan dijadikan investment property. InsyaAllah.
Becoz we believe one day kami mesti nak duduk area lain (i plan nak mintak tuka tempat kerja).So, as for now, buying a landed house for permanent stay is not a good idea for us. Plus it's too expensive for our liking. Lagi2 landed house kat sini kurang sesuai to get higher returns
kalau nak disewakan. It's more appropriate to sell rather than to rent. (capital appreciation)
Alhamdulillah we get a good return from our apartment in cyberjaya but the thing is, sekarang ni kami menyewa. So tak bestla kan, duit bulan2 bayar sewa tapi rumah jadi hak milik orang lain. So that's y we wanna seek for another house to stay n in the same time, rumah yg senang nak dapat tenants bila kitorang plan nak keluar nanti.
It's important to select a property that we can afford n it's even more important to select a property that our tenants can afford. Tu yang a bit susah nak cari. It doesn't matter if we alone can afford to purchase the property coz if we can't find a tenant to outweigh the mortgage payments, our property isn't going to generate positive cash flow. Macam tu, rugi / untung pikirla sendiri nabil..hihi.
Yang penting, do it islamic way.
